Yes, if the City Council approves. The proposed density bonus would add seven homes at 7844 Alder Avenue in Fontana, bringing the total from 19 to 26. The Council is scheduled to consider it on October 13.
What the city is deciding
The Council is asked to approve an agreement with MV RE Holdings LLC allowing extra homes in exchange for two affordable rentals. The Planning Commission approved the subdivision map and home designs on July 21 by a vote of 3 to 0. That approval depends on the Council approving the agreement.
Where and who it affects
The proposal covers 3.75 vacant acres surrounded on all four sides by single family homes. It calls for 26 detached, two story homes ranging from 1,567 to 1,778 square feet, with a gated entrance from Alder Avenue.
What it could mean for your property
The proposal allows smaller lots, reduced setbacks (distances to property lines), less landscaping, vinyl fences between lots and tandem garages (cars parked one behind another). Plans provide 69 parking spaces, compared with 52 required.
A homeowners association would maintain two lots containing open space and amenities. Plans include a lighted playground area. The documents do not say what association dues would be.
Lot 17, with three bedrooms, and lot 8, with four bedrooms, would be rentals restricted to eligible households with very low incomes. The restrictions last 55 years from issuance of a certificate of occupancy. The agreement does not authorize selling these two homes to individual homeowners. The city need not issue occupancy certificates for more than 19 homes until those two are completed.
The applicant must submit paperwork to form or join a community facilities district, a special tax district. The documents do not say whether a district tax will apply or how much it would be.
Questions to ask before you buy or build
- What homeowners association dues would apply to a home in this development?
- Would a special district tax apply, and what would it cost?
- Will the other 24 homes be offered for sale or rent?
What happens next
The Council is asked to consider the agreement on October 13. At the July 21 Commission hearing, no written comments were received and no one spoke. Before the final subdivision map is recorded, a lot boundary adjustment with 7810 Alder Avenue must be recorded and the first hearing for the special tax district must occur.
