Greer Ranch is a gated community of roughly 700 homes on rolling ground west of the 215, along the foothills near Murrieta Hot Springs, and it is one of the city's own adopted specific plan areas (not an unincorporated county pocket). Most of the homes date to the early-to-mid 2000s. The gate and the HOA-run amenities (pool, spa, 24-hour security) are the community's identity; most homes are single-story with three or four bedrooms on lots sized for a pool.
Being a rolling-hills site rather than a flat pad, grading and pad drainage at the perimeter and rear-slope lots are worth the same attention as anywhere else built into foothill terrain, even though the tract is younger than Bear Creek's custom-lot hillside stock. Homes from this construction window are past their original-roof midpoint and are a common candidate for first-generation HVAC replacement.
Murrieta Valley Unified School District serves Greer Ranch. As with any gated HOA tract of this age, buyers should confirm current reserve-study funding and any special assessments in progress, separate from the inspection itself.
